Overview

The Laval Économique Urban Modernization Tax Credit offers up to $1 million per year for a maximum of 48 months to support the modernization and revitalization of industrial parks in Laval. Eligible activities include construction, demolition-rebuilding, renovation, or expansion projects that increase property value by at least 30%.

Financing terms and conditions

  • Tax credit available for up to 48 months, capped at $1 million per year.
  • The tax credit is calculated as a percentage of the general property value increase after eligible work: 100% for the first year, 75% for the second, 50% for the third, and 25% for the fourth year.
  • Higher percentages may apply if the building obtains BOMA BEST, LEED, or Living Building Challenge certification.

Eligibility

  • The project must take place within the Centre, East (Saint-Vincent-de-Paul sector) industrial parks, or Biotech City park in Laval.
  • The project must involve construction, demolition-rebuilding, renovation, or expansion work.
  • The project must result in an increase of at least 30% in the property value of the building.
  • The application must be submitted and receive written notification of acceptance before any work begins.
  • The project must be completed within three years of notice of compliance or by December 31, 2027, whichever comes first.

  • Property owners with buildings located in East (Saint-Vincent-de-Paul sector) industrial park
  • Property owners with buildings located in Biotech City park

  • Construction work costs that increase the property's value.
  • Demolition and rebuilding expenses that contribute to an increase in property value.
  • Renovation expenses that result in a higher assessed value of the property.
  • Expansion work costs that lead to at least a 30% increase in the building's property value.

How to apply

  • Verify eligibility of your building’s location within the Centre industrial park, East (Saint-Vincent-de-Paul sector) industrial park, or Biotech City park
  • Ensure your project meets the requirement for a minimum 30% increase in property value

Submit application and wait for approval

  • Prepare all required documentation for your application
  • Submit the complete application form to Ville de Laval before December 31, 2025
  • Wait for written notification of acceptance before starting any work

Complete approved work

  • Upon receiving the notice of compliance, complete the approved work within three years or by December 31, 2027, whichever comes first

Additional information
