The Sustainable Industrial Buildings Program in Montréal provides a subsidy up to an annual cap of $1,000,000, aimed at promoting real-estate investment and sustainable development in industrial areas. Eligible activities include sustainable construction, expansion, or renovation of buildings used for manufacturing, aircraft maintenance, and other specified economic sectors.
Financing terms and conditions
- 100% subsidy on the general property tax increase for eligible work during the first three years.
- 80% subsidy on the general property tax increase for the fourth year and 60% for the fifth year.
- An additional subsidy can increase support to 100% of the property tax increase for the fourth and fifth years if the building obtains Zero Carbon Building certification or is located in a key economic sector.
- The annual subsidy is capped at $1,000,000 per year.

- For new buildings, it is necessary to obtain one of the recognized sustainable development certifications (LEED, BREEAM, HQE, Passive House, Living Building Challenge, Zero Carbon Building) or comply with the standards of the Building Code for timber-framed buildings.
- For existing buildings, the project must obtain BOMA BEST certification or meet one of the conditions required for new buildings.
