  • Site improvements such as landscaping, streetscaping, parking, and environmental remediation.
  • Energy efficiency upgrades and technology-related investments.

  • Construction financing and long-term debt interest.
  • Freight costs.
  • Permitting and approvals.
  • Labour costs for work performed by the applicant or owner.
