- Construction, renovation, rehabilitation, and adaptive reuse of industrial buildings and facilities.
- Site improvements such as landscaping, streetscaping, parking, and environmental remediation.
- Energy efficiency upgrades and technology-related investments.

- Construction financing and long-term debt interest.
- Freight costs.
- Permitting and approvals.
- Labour costs for work performed by the applicant or owner.
