• Mixed-use buildings
• Apartment buildings

Who is not eligible

• Buildings outside the program area
• Projects involving land uses that do not comply with the Downtown Area Redevelopment Plan
• Projects for units or common areas that have already received the interior improvements grant
• Projects limited to restoring or remediating natural disaster damage

Eligible expenses

• Interior renovations and general upgrades such as painting, flooring, lighting, cabinetry, and countertops
• Electrical, plumbing, ventilation, and fire safety improvements in vacant units
• Accessibility upgrades, including accessible washrooms, ramps, doors, signage, and related professional fees
• Safety and crime prevention improvements such as cameras, alarms, lighting, security hardware, and partitions
• Professional fees, project management, design, and engineering, up to 15% of eligible costs

Ineligible Costs and Activities

• Routine maintenance
• Work done by the applicant
• Tools and consumables
• Non-specific costs, profit, insurance, warranties, and cost overruns
• Window treatments that obscure street-level windows, such as tinted, frosted, or mirrored glass, vinyl wraps, security bars, and rolling shutters
• Finishing and decorating items such as furniture, appliances, light bulbs, and merchandise displays
• Ongoing security monitoring and service fees
• Costs for work already funded by another municipal grant

Eligible geographic areas

• Downtown Fort McMurray

• Step 1: Pre-application meeting
  • Book a pre-application meeting if possible.
  • Review program requirements and discuss your project with program staff.
• Step 2: Prepare and submit initial application
  • Complete the application form and prepare the required supporting documents.
  • Submit the application by email or in person.
• Step 3: Preliminary review
  • Program staff reviews the application for basic eligibility and program intent.
  • Conditional approval may be issued if the project concept is accepted.
• Step 4: Submit pricing for final approval
  • Provide two contractor estimates and any other requested pricing documents within 90 days.
  • Wait for the final review and approval decision.
• Step 5: Sign agreement and complete work
  • Sign the grant agreement before starting construction.
  • Obtain required permits and complete the project within the allowed timeframe.
• Step 6: Request reimbursement
  • Submit the reimbursement package after the project is complete, inspected, and permits are closed.
  • Send the reimbursement documents to the program by email or in person.

• Applications are first reviewed for basic eligibility and program fit.
• Conditional approval may be issued before pricing is submitted.
• Final approval is based on review of contractor pricing and project details.
• If approved, a grant agreement must be signed before construction begins.
• Reimbursement is processed after the project is complete, inspected, and verified.

• Pre-application meetings are strongly encouraged.
• Funding is offered on a first-come, first-served basis.
• The program uses a two-step approval process: conditional approval first, then final approval after pricing review.
• Applications that remain incomplete after 90 days may be automatically rejected.
