• Applicants with unpaid municipal taxes or other outstanding municipal accounts
• Applicants involved in ongoing litigation with the Municipality
• Projects that do not meet the municipality’s rules and approval requirements

Eligible expenses

• Development charges and planning or permit fees, depending on the program
• Professional fees, installation, and materials for approved property improvements
• Costs related to eligible repairs, renovations, accessibility work, signage, and site improvements

Ineligible Costs and Activities

• Applications or works not supported by staff
• Performance securities
• Professional studies, consultant fees, or legal expenses required for the project
• Costs linked to Ontario Land Tribunal or court proceedings
• Backlit, read-o-graph, or electronic signage

Eligible geographic areas

• Municipality of Lakeshore
• Primary Settlement Areas and Secondary Settlement Areas
• Properties zoned HC, HE, CS, CA, MU, CN, CT, and CR

• Project meets the program’s eligibility criteria
• Alignment with Lakeshore CIP goals
• Project quality and visual impact
• Feasibility, project plan, and applicant qualifications
• Potential economic impact and job creation

• Step 1: Pre-consultation
  • Book an optional pre-consultation with Municipal staff.
  • Confirm the requirements for a complete application.
• Step 2: Prepare application
  • Complete the application form.
  • Prepare the cover letter and supporting documents.
  • Gather estimates, drawings, photos, and any other requested materials.
• Step 3: Submit application
  • Submit the complete application to the Community Planning Department through the online portal.
  • Provide any additional information requested by staff.
• Step 4: Review and approval
  • Municipal staff review and evaluate the application.
  • Successful applicants are recommended for funding approval.
  • If approved, a legal agreement is prepared and executed.
• Step 5: Project completion and payment
  • Complete the approved work.
  • Submit supporting invoices and a statement of completion where required.
  • The Municipality inspects the work and issues the incentive if approved.

• Applications are reviewed by Municipal staff after they are deemed complete.
• Review and approval may take one to three months.
• Successful applicants are recommended to Council or its delegate.
• Approved projects require a legal agreement with the Municipality.
• Funding is issued after project completion and, where required, inspection and proof of costs.

• Applications are handled on a first-come, first-served basis for the Main Streets and Rural Economic Development programs.
• A pre-consultation meeting with Municipal staff is available before applying.
• Approved applicants must enter into a legal agreement with the Municipality.
• Annual reporting may be required for projects involving affordable housing.
