Overview
Green Construction through Wood (GCWood) funds demonstration projects that accelerate housing construction and the adoption of innovative, Canadian-sourced wood-based building products, systems, and technologies in multi-unit residential buildings. It offers non-repayable contributions of up to 100% of eligible costs to a maximum of $5 million for projects using modern methods of construction that are cost-effective, quick to build, and scalable or replicable.

- Design and construction of multi-unit residential buildings using innovative wood-based building products, systems, or technologies (including modular or prefabricated structural components).
- Demonstration projects that deploy modern methods of construction using wood-based products and building systems to deliver cost-effective, quick-to-build, scalable or replicable multi-unit housing.
- Construction projects for market-rate rental housing, student housing, northern and remote housing, transitional and social housing, or mixed-use buildings with residential components, where wood-based construction solutions are demonstrated.
- Demonstration of schematic designs and innovative wood construction building systems for new or existing buildings with low GHG emissions and high replicability.
- Demonstration projects involving prefabrication (including modular buildings), building retrofits, or design for disassembly/adaptability using wood-based building solutions.

Eligibility
- The applicant must be a legal entity validly incorporated or registered in Canada (for-profit or not-for-profit, including housing developers and providers).
- Indigenous organizations and groups are eligible applicants.
- Provincial, territorial, regional, or municipal governments (and their departments/agencies, where applicable) are eligible applicants.
- The project must be a multi-unit residential building project and support scalable/replicable housing construction using innovative wood-based building products, systems, or technologies (e.g., modular or prefabricated structural components).
- The project must use domestically manufactured (Canadian-sourced and manufactured) wood-based building products and building technologies.

- A new call for proposals for multi-unit residential building projects is expected to open in January 2026 (funding opportunity coming in winter 2026).
- The program notes it is heavily oversubscribed and has experienced delays in reviewing applications due to a high volume of submissions.
- Since 2017, GCWood has funded 16 demonstration projects (as of March 2023: 4 tall wood buildings, 10 low-rise non-residential buildings, and 2 timber bridges).
