Overview
This federal program provides non-repayable contributions up to 50% of eligible costs, to a maximum of $5 million per project, to support demonstration of advanced wood-based construction in multi-unit and mixed-use residential buildings. It funds design, approval and construction activities that deploy innovative wood building systems, modern methods of construction, and advanced bio-based products to accelerate housing delivery and reduce greenhouse gas emissions.

Eligibility
- Applicant must be a legal entity incorporated or registered in Canada.
- Projects must be multi-unit or mixed-use residential buildings using advanced wood-based solutions.
- Projects must incorporate innovative building solutions with wood products and/or advanced non-structural bio-products.
- Projects must be at an advanced stage of design or permitting, or be shovel-ready.
- Projects must use structural wood products and prefabricated wood-based materials manufactured in Canada.

- For-profit developers, builders and housing providers incorporated or registered in Canada
- Not-for-profit housing providers and other non-profit organizations
- Indigenous organizations and communities
- Provincial, territorial, regional and municipal governments and their departments and agencies
Eligible expenses
- Design development, permitting and construction drawings including engineering design, testing and numerical modelling
- On-site and off-site deployment of Modern Methods of Construction and related process optimization
- Standardization and prototyping of building design concepts for future replicability and scalability
- Costs of innovative wood-based building technologies, systems, bio-products and manufacturing/processing of wood-based assemblies
- Case studies, knowledge dissemination materials, and in situ testing, instrumentation and monitoring of structure performance

- Costs associated with the production of softwood lumber products.
- Costs associated with the export of softwood lumber products.

How to apply

Confirm project fit
- Review GCWood program objectives and eligible demonstration project focus
- Confirm your project supports wood-based modern methods of construction and replicable solutions

Confirm applicant eligibility
- Verify the applicant is a legal entity incorporated/registered in Canada or an eligible government body
- Confirm the organization type is eligible (for-profit, not-for-profit, Indigenous organization/group, or government)

Review the applicant guidebook
- Review the GCWood Applicant Guidebook
- Identify the stream you are applying for and the rated program criteria referenced in the guidebook

Access the online portal
- Access the NRCan Online Submission Portal using a GCKey login
- Open the Expression of Interest (EOI) form for your stream
5
Prepare the EOI content
- Draft responses offline using the EOI template before completing the online form
- Prepare high-level information about your organization and project

Submit the expression of interest
- Complete and submit the EOI through the online form (estimated 30–60 minutes)
- Save the form regularly and submit by the applicable application window deadline

Await EOI review and follow-up
- Wait for program staff screening and review (noted as 15–45 days for screening)
- Respond to any follow-up from program staff regarding next steps

Prepare the full project proposal
- If selected, use the link and editable form provided to complete the Full Project Proposal (FPP)
- Compile required documentation such as business financials and project plans

Submit the full project proposal
- Submit the Full Project Proposal (FPP) with all requested information and documentation
- Ensure your proposal addresses the rated program criteria in the guidebook
10
Await funding decision
- Await final funding decision based on assessment results and other factors (e.g., budget availability and distribution across Canada)
- Be aware NRCan may provide some or all of the requested funds
Processing and Agreement
- Applications that meet mandatory criteria are reviewed by an interdisciplinary expert panel.
- Projects are assessed against mandatory and rated criteria such as innovation, feasibility and benefits to Canadians.
- Selected projects proceed to a due diligence phase before funding decisions are finalized.
- Applicants receive official written notification of the funding decision, normally within 100 business days of the call closing date.
- Payments are issued within 30 calendar days of receiving invoices, subject to the signed contribution agreement conditions.
Additional information
- The program currently has a call for proposals for demonstration projects open from February 25 to April 27, 2026.
- Total government support for a project, including all public sources, cannot exceed 100% of total project costs.
- There is no limit on the number of applications an eligible recipient may submit at one time.
- The program hosts bilingual online information sessions and shares slides and scripts afterwards.
