- Residential homes located in the commercial area.
- Apartment buildings.
- Government-owned buildings.
- Properties outside the specified eligible areas.
- Empty buildings or businesses that are not operating, except if renovating in anticipation of reopening.
Eligible expenses
- Direct project labour, contractor fees, and related design or engineering fees.
- Materials, supplies, tools and equipment rental, shipping or freight, and PST.
Ineligible Costs and Activities
- Routine maintenance, structural repairs, roofs, landscaping, fencing, paving, signage, and interior improvements.
- Non-permanent fixtures, additions, accessory buildings, and new buildings.
- Work started before application approval.
- GST, duties, permit fees, utilities, staff wages and benefits, and purchase of construction tools or equipment.

Processing and Agreement
- Applications are reviewed by staff and then by the Project Review Committee.
- The applicant is notified by email or mailed letter of the decision.
- Successful applicants must sign a Letter of Understanding before proceeding.
- After completion, the applicant submits proof of expenses, completion, and required inspections for reimbursement.
- A cheque is issued after staff verifies compliance with the agreement.

- Applications are reviewed on a first come, first served basis until the annual budget is allocated.
- A Letter of Understanding must be signed for approved projects.
- Approved projects must be completed by December 31, 2026.
- The program is funded by Northern Development Initiative Trust.
