• Properties outside the program area

Eligible expenses

• Site development and infrastructure work for new office construction
• Building rehabilitation, renovation, and fit-up work
• Environmental assessment and remediation costs
• Professional fees directly tied to the project
• Façade, landscaping, signage, and related exterior improvement costs

Ineligible Costs and Activities

• Projects that have already started before approval
• Construction financing costs
• Long-term debt financing principal and interest
• General tenant fit-up for existing uses
• Office projects below the minimum size required for the TIEG program

• Centres and Corridors along Yonge Street
• Village Local Centre
• Oak Ridges Local Centre
• Newkirk Employment Area and Beaver Creek Employment Area

• Project eligibility and completeness of the application
• Compliance with planning requirements and permit approvals
• Project feasibility and financial viability
• Demonstrated community improvement benefits
• For TIEG, project success through planning, construction, occupancy, and MPAC reassessment

• Step 1: Review program requirements
  • Check the CIP guide and application form.
  • Confirm the project and property are eligible.
• Step 2: Prepare supporting materials
  • Complete the application form.
  • Gather the required project description, drawings, quotes, and tax bill.
• Step 3: Submit the application
  • Email the completed application and supporting documents to planning@richmondhill.ca.
  • Provide any additional approvals or permits if required.
• Step 4: City review and Council decision
  • City staff review the application and advise on next steps.
  • Council reviews the recommendation and approves or declines the grant.
• Step 5: Sign agreement and complete work
  • Sign the grant agreement before proceeding.
  • Complete the project and allow City inspection.
• Step 6: Funding release
  • Funds are released after completion and inspection, subject to program terms.

• Applications are reviewed by City staff for eligibility.
• Eligible applications are brought forward for Council consideration.
• If approved, a grant agreement must be signed before work can proceed.
• After completion, the City inspects the project before funds are released.
• For the TIEG, payment follows reassessment and annual tax payment.

• Other public funding may affect the amount of support.

• The City may inspect the project during and after construction.
