Who is eligible?
- Eligible tenants
Who is not eligible
- Individuals who own the housing unit they occupy, including direct or indirect ownership through shares of a co-operative housing corporation or any other method
- Individuals for whom the housing unit is eligible for the home owner grant, or for whom FIN 68 or a multiple home owner grant has been applied
- Cohabitating spouses or common-law partners of a renter who has already claimed the credit for the tax year
- Individuals confined to a prison or similar institution on December 31 and confined for periods totaling more than 6 months during the year
- Employees of a foreign government, people living with such an employee's family member or servant, individuals who die before the end of the year, and individuals who claim on an in-bankruptcy income tax return if bankrupt during the year
Eligible expenses
- Rent paid for an eligible rental unit in British Columbia
- Rent deducted from a payment due to the tenant or paid directly by another organization to the landlord on the tenant's behalf
Ineligible Costs and Activities
- Payments to non-arm's length landlords such as spouses or common-law partners, parents, grandparents, siblings or children
- Payments under a rent-to-own plan
- Payments by an employer for accommodation that is not required to be included in income
- Payments for a campsite, moorage or manufactured home site
How to apply
- Claim the credit on form BC479 British Columbia Credits when you file your T1 Income Tax and Benefit Return.
- When completing the form, enter the rental address, total rent paid for each eligible rental unit, the number of months of tenancy at each address, and the name of the landlord or company the payment was made to for the tax year.
- If you have already filed your income tax return and want to amend it to claim the credit, wait until you receive your notice of assessment before asking for a change to your return.
Processing and Agreement
- After you file, the Canada Revenue Agency may ask you to provide supporting information such as the name of the person you pay rent to or proof of rent paid.

- The credit is administered by the Canada Revenue Agency for the Province.
- If you declare bankruptcy in the year, you can claim the credit on your post-bankruptcy income tax return.
